  1. 1. What kind of pets do you allow? Do you permit exotic pets?
    We allow dogs or cats in two buildings only. Tenants may have fish or hamsters. Large aquariums may not be allowed. No, we do not allow exotic pets. Service animals are allowed in all buildings.
  2. 2. How many pets may I have?
    Tenants are allowed up to two pets per apartment (dogs and cats) in one building only. They must be under 40lbs and limited to certain breeds.
  3. 3. Are there any deposits, special fees, or monthly charges to have a pet?
    There is an additional $400 nonrefundable pet deposit in the pet friendly buildings as well as $50/month pet rent ($70 for two pets).
  4. 4. What must I bring with me to tour an apartment?
    You do not have to bring anything to the tour. If you plan on applying that day, you would need proof of income, photo ID and a check for the application fee(s).
  5. 5. What are your fees and monthly charges?
    All units are individually metered for water & electric, so each unit has its own account for utilities. Electric-Mid American Energy, water—City of Ankeny. Optional costs would be CenturyLink for internet and/or phone, DIRECTV (bundled with Century Link). Garages are $75
  6. 6. What are the income and credit qualifications?
    We require a minimum credit score of 600 and income verification of three times the rent in gross combined monthly income. The verification can be a copy of the most recent pay stub(s) or a hiring letter indicating the salary mentioned in the application. The background of each tenant must be clear of felonies, serious aggravated misdemeanors within the last 5 years, criminal sexual contact, and narcotics or weapons charges.
  7. 7. What is acceptable “proof of income” to sign a lease?
    Copy of the most recent pay stub(s) or letter from employer verifying the income stated on the application.
  8. 8. What happens if I qualify for an apartment, but my roommate does not?
    The application may be approved or denied if the credit score is the issue. If any of the other qualifications are not met by the roommate, it will most likely be denied.
  9. 9. Is my security deposit totally refundable?
    The security deposit may be totally refundable if the unit is returned to the landlord in the same condition as it was when the tenant moved in. We give tenants a check out list of items that need to be addressed before vacating. Prices are listed on that sheet of things that may be deducted from the deposit if needed.
  10. 10. If I get a job transfer, can I break the lease?
    The lease is a legal binding contract and you will be responsible for it in its entirety.
  11. 11. Can I change to a month-to-month lease plan after my first year?
    You will be given several options for renewal at the end of the lease period. One of those is a month to month option. The tenants choosing this option will need to give 60 day notice from the end of the month that notice is given and will be charged an additional $75.00 per month in rent for the month to month leasing terms.
  12. 12. What utilities are included in my lease?
    Tenants are responsible for the water, sewer, and electric charges for their apartment. All of the apartments are individually metered. Garbage pickup three times a week is included in your lease agreement.
  13. 13. How long is the term of the lease?
    The rates quoted are for a twelve month lease term. We offer shorter term agreements with a six month minimum. There is an additional $100 per month for the shorter term option.
  14. 14. Do you accept leases for short terms?
    We offer shorter terms with a six month minimum. There is an additional $200 per month for the shorter term option.
  15. 15. Am I required to have renters insurance?
    You are not required to have renters insurance, however it is strongly encouraged.
  16. 16. Do you offer furnished apartments?
    No, we do not typically offer furnished apartments. This could be arranged for an additional monthly charge.
  17. 17. Do you offer corporate apartments?
    We do offer corporate housing.
  18. 18. If something needs to be repaired in my apartment, how do I report it?
    If you need to report a maintenance issue, you will need to contact the office by email, phone, or stop by the clubhouse to visit with someone on staff. There is also an option to contact us through the website.
  19. 19. When is my rent payment due?
    Your rent is due the first of each month.
  20. 20. What day of the month am I liable for a late charge?
    Rent is due the 1st of each month and considered late as of 8:00AM on the 5th of each month.
  21. 21. Will you accept electronic payments from my bank?
    We accept payments mailed to us by your bank and we also have the option for ACH debit from your bank each month.
  22. 22. Is there a place where I can pay my rent after office hours?
    Tenants may use the rent drop slot that is on the east side of the office area or the mailbox at the front of the building if they bring their rent after office hours.
  23. 23. There is a person who might be staying with me for a while, is that permitted by the lease?
    If a guest is occupying the apartment more than 14 calendar days in a year, they must complete an application and be added to the lease.
  24. 24. Do you have reserved parking?
    We do not have reserved parking, but there is sufficient parking located near each building. Tenants and guest may park wherever they choose.
  25. 25. I have a motorcycle, where can I park it?
    In a designated parking spot. You may not leave the motorcycle in a spot for an extended period of time, if you are not using it.
  26. 26. My children live with me in the summer; do I need to notify your office when they arrive?
    Yes, it would be helpful to know all names and ages of children in the apartment.
  27. 27. Can I install my satellite dish at my apartment?
    No, you may not install a satellite dish on the actual apartment building. We have a contract with DIRECTV through Century Link. There is one dish on each building and all the apartments are wired for the satellite, phone, and internet service.
  28. 28. Do you have cable services?
    Our satellite cable service is contracted with DIRECTV through Century Link.
  29. 29. Does the property have a fitness center?
    Yes, we have a 24 hour fitness center available for tenant use.
  30. 30. Does the property have a swimming pool?
    Yes, we have a heated swimming pool and hot tub available for tenant use.
  31. 31. Does the property offer on-site recycling?
    No, we do not offer on-site recycling at this time.
  32. 32. Are gas grills permitted at your property?
    Only gas grills are permitted. The tenant is responsible for any damage to the siding or decking because of misuse of the grill.
  33. 33. Is there any additional storage space available at your property?
    Each apartment has a storage unit on the deck or patio and oversized closets within the apartment. There is no other storage available for the tenants unless they decide to rent a garage.
  34. 34. Are residents permitted to paint their apartment?
    No, residents are not allowed to paint their apartments.
  35. 35. Will you accept my delivery packages for me?
    We can accept delivery packages, if necessary.
